Rent is due by the 1st day of every month.  A late charge of $35 will be applied after 1 PM on the 5th day, regardless of weekends or holidays.

If you need maintenance or repairs, call the Main Office number above right away.  There is an option on our Main Office voice mail system for urgent calls such as no heat.  Water leaks of any kind (running toilet, leaking roof, dripping faucet, etc) are very important, especially when you are paying the bill.  If you smell gas, please call UGI and our Main Office. 

 

If you have oil heat, you are responsible for keeping your tank from going empty.  This is easily accomplished by getting "automatic delivery" from the oil company.  If you run out of oil and you are not on "automatic delivery", a service person must restart your furnace resulting in a charge of $150 that you are responsible for.  If you are on "automatic delivery" and you run out of oil, the oil company is responsible for restarting your furnace because it is their fault that you ran out of oil. 

 

If you pay for Water/Sewer/Garbage, your monthly "escrow" payment (the estimated amount you pay above your rent payment) is applied to your account and shows as a credit.  This credit builds up until the water bill is paid (by us) and your account is debited.  Your escrow payment will be adjusted as needed to reflect your usage and may go up or down depending on how much water you use.

 

Your lease agreement will roll over after one year so there is no need to renew it.  Also, you do not need to move out at any specific time, such as the end of the lease.  When you are ready to move out, it is necessary to give a least 30 days notice in writing.  You must pay your rent until you move out and may not use your security to pay your rent. 

 

You must carry and provide proof of "tenant homeowner's insurance" with minimum liability coverage of $100,000.  This must include personal liability insurance, which protects the tenant, personal contents and additional living expense in the event of a loss. 

 

Your security payment will be returned to you within 30 days after you move out with an itemized list of charges, if any. 

 

If you would like to paint or redecorate please get permission first.  Generally speaking, it is ok to change your home to suit your tastes while you are there, but it will be necessary to change it back to our neutral custom color scheme when you move out.  You may be responsible for the cost to redecorate back to our color scheme.

 

If you lock yourself out or lose your key, please call our main office number and mark your call urgent.  Someone will use our copy to let you back in; a $20 fee will be added to your account.
